Our Story

Colleagues since 2012, Jeffrey Schwartz, PSM, PE and Corey Maylone quickly developed a professional relationship founded on a shared passion of the craft, specifically in the boundary retracement and mapping aspect of land surveying. Boundary retracement provides “hunt and puzzle” type challenges, intertwined by a common thread of local history, as it helps both during the hunt and while solving the puzzle. While coordinating with each other on adjacent projects and reviewing each other’s work through a general engineering contract it quickly became apparent that they both had unique perspectives. Both Jeff and Corey learned the value of each other’s input and would often seek counsel with each other when dealing with challenging situations, as discussion with other experienced professionals is always beneficial in boundary retracement. As Jeff and Corey’s relationship grew, so did the realization that the opportunity to build something with their collaborative vision was an increasingly positive notion. At Schwartz, Maylone and Associates, LLC (SMA) we value quality of life and client satisfaction above all else. We understand the importance of responsiveness, quality control, accountability and schedule management and have shown this on countless projects over the years. At SMA, we’re focused on applying our passion, experience and values to the transportation industry as a whole. Our way having been paved by various mentors, we seek to offer the same mentorship to our employees, clients and colleagues. 

Working as productive team members on large transportation projects requires more than survey knowledge, but also a broader understanding of how the various discipline’s activities contribute to the overall success of a project. As proven leaders in our field, we’re committed to helping our clients successfully complete major transportation projects. The key to a successful retracement survey begins with research and communication. We work closely with our clients to ensure our survey scope covers all the needs of the team and continue to work with them through final plans. We begin the “hunt and puzzle” with thorough research, developing an understanding of what methods various original surveyors employed (Government Land Office (GLO) surveyors for PLSS Sections, FDOT Surveyors for alignment and various boundary ties and local surveyors for subdivisions and subsequent PLSS retracement efforts). Our initial research includes studying the GLO field notes and all available historic, original documentation created at the time the boundary being retraced was first formed, including right of way maps and contract plans, survey field books, aerial photography, right of way acquisition documents, correspondence and much more. In this fashion we act as both archeologists and
historians, applying our experience and research to ensure the accurate location and mapping of existing rights of way and adjacent ownership limits. It can be detrimental to a project schedule for the existing right of way to be incorrectly identified, as roadway design is largely impacted by this component and taking the time to thoroughly research up front can prevent months of delay in a schedule.

Our Expert Staff:

Jeffrey Schwartz - Principal

Jeffrey Schwartz, PSM, PE started surveying while in his senior year of high school based on a growing desire to learn AutoCAD. His passion continued to grow while attending community college while taking as many AutoCAD classes as possible. After securing his associates degree from Tallahassee Community College he moved back to Central Florida and started working under Glenn Hrenko, PLS. Glenn took Jeff under his wing and encouraged him to become licensed while teaching him many aspects of the surveying and mapping business. Mr. Schwartz later graduated from the University of Central Florida with a bachelor’s degree in Civil Engineering.

Utilizing this degree, he became licensed as a Professional Surveyor and Mapper in July of 2007. Jeff quickly established himself as a leader dedicated to training others, developing efficient solutions, and taking a lot of pride in completing some of the most complex surveying projects. In July of 2017, Jeff achieved another goal by becoming a Professional Engineer. Utilizing his experience as a professional surveyor and mapper and professional engineer, Jeff is able to provide our clients a unique perspective. Mr. Schwartz has a proven track record of being schedule driven while providing high-quality surveying and mapping products. He has a reputation for his responsiveness and his commitment to ensuring a project is completed on schedule.

Corey Maylone - Principal

Corey Maylone began his land surveying career at 16 years old, working as part of a field crew over the summer. Immediately after high school at 18, Mr. Maylone began working on a survey crew for the Florida Department of Transportation (FDOT) where he spent the next six years. With a passion for history and the outdoors, land surveying came naturally to him. The historical component of boundary retracement became somewhat of a fascination, with any downtime at work spent in the various archives of FDOT where Mr. Maylone studied historic field books, maps, construction plans and old hand drawn worksheets. In 2005 Mr. Maylone took a position as a survey technician in the private sector, where he learned how to take a survey from the field and prepare survey maps and cadd deliverables. In 2008 Mr. Maylone returned to work for FDOT as a Senior Survey Technician, where his interest in history continued to be a part of his professional growth. The problem solving that comes with clearly mapping the results of field retracement and title review provided the perspective and experience to excel at the retracement and mapping of historic State Road corridors. In 2011 Mr. Maylone returned to the private sector and worked as a Senior Survey Technician, Project Manager and finally as an office manager. Having developed a reputation as a specialist in retracement and mapping, Mr. Maylone successfully managed several complex, challenging retracement projects, learning something new with each one. Successful retracement along State Roads requires a level of institutional knowledge that cannot be obtained easily. Mr. Maylone was fortunate enough to have a variety of mentors throughout his career and is always willing to pay it forward and pass on his knowledge and experience. Mr. Maylone brings a high level of knowledge, passion and experience to every task he performs.

Kevin Maylone - Chief Surveyor

Kevin Maylone, PLS began surveying in the summer of 1970 on a State Road Department (recently renamed Florida Department of Transportation) field crew as a flagman, progressed to head chainman by the end of summer, before attending Daytona Beach Junior College for one year. Circumstances led Kevin to enter the workforce in order help his family and he began working full time with Mauney Engineering where he progressed to instrument person. After being fired for refusing to get a haircut, Kevin then went to work for The Deltona Corporation, laying out the boundaries of Deltona, Florida, one of the largest subdivisions in the country at the time. During this time Kevin quickly progressed to Party Chief and eventually worked as the project surveyor on the St Augustine Shores subdivision after having obtained his Professional Land Surveyor license at the age of 26 (youngest PLS in Florida at the time). Shortly after this Kevin and Ralph Blackwell, PLS opened Blackwell & Maylone Land Surveyors, Inc.

While they both employed a common passion for their work, economic downturn did not provide enough work for two Land Surveyors. Kevin & Ralph flipped a coin to see who would buy the other’s share of the business. Kevin was never much of a gambler and Ralph continued the business that is still in place today. Kevin then went on to work for Steinman & Associates and Sliger & Associates where he worked both in the field and office, performing the field work and drafting of his own surveys. During his time in the private sector Kevin performed various surveys but maintained a passion for boundary retracement. In his late thirties, Kevin went back to work for The Florida Department of Transportation (FDOT), Right of Way Mapping department as a supervisor, where he spent the next 24 years. During this time, Kevin mentored many surveyors, sharing his knowledge and passion with co-workers and consultants. Kevin retired from FDOT in 2015, but continued to work part time, where he was able to work side by side withhis son, Corey. Kevin is maintaining a part time / special services role with Schwartz, Maylone and Associates, LLC.

Toby

Toby is a two-year-old golden retriever who enjoys playing ball, spending time with his family, and long walks. He enjoys learning new tricks and getting rewarded with treats like carrots, bananas, and sweet potatoes. One of his favorite parts of his daily walks is seeing other humans and meeting new dog friends. Toby had a difficult beginning having been stepped on shortly after birth by his dog Mom. We are happy that he made a full recovery and was able to come home and be part of the Schwartz family.

River

Hello, my name is River and I fancy myself a world traveler. I’m 1.5 years old and was rescued from an underfunded shelter in Georgia with my older sister, Ruthie. I like to sit and lay quietly inside, but when I’m outside I like to run at full speed around my large yard and bait Ruthie into playing catch. Sometimes I try and find ways to escape into the wilderness, following my nose to track deer and rabbits. I love car rides and if I hear a truck door open I’ll jump inside before you can blink. I love meeting new doggie friends and I’m very calm and polite with all the people I meet.

Ruth

Hello, my name is Ruth, but my friends call me Ruthie. I’m 2.5 years old and was adopted from an underfunded shelter in South Georgia, along with my younger brother River. I like to play with my toys and run around in the yard. I also love giving kisses, being cuddled and stealing my Dad’s shoes. I’m very sweet and love all the people and dogs I meet. My brother is a bit lazier than me, so I often coax him into playtime, but once I do, I can’t catch him when we play chase, but I don’t mind!
